La Vista New Cairo projects are split between the Fifth and Sixth Settlements. El Patio Oro, El Patio Town, El Patio 7 and La Vista City Residence sit in the Fifth Settlement, with Linea business units inside Oro. El Patio Riva, Patio Vida and El Patio Hills form the newer Sixth Settlement group. The choice therefore spans apartments, villas and business space across neighborhoods with different levels of maturity and access.

For apartments, Riva penthouses begin at EGP 8 million and its apartments start at 112 sqm, with 5% down over eight years and 2030 delivery. Vida developer apartments start at EGP 11.5 million for 158–214 sqm, joined by a 336 sqm duplex and penthouses, using 5% down over eight years for 2029 handover. Oro has apartments from 164 sqm, while Linea adds offices and retail from 56 sqm.

Villa buyers can compare El Patio Town in South Investors with El Patio Hills in the Sixth Settlement. Town begins with 223 sqm townhouses from EGP 30 million, plus 274 sqm twin houses and roughly 340 sqm standalone villas on a seven-year plan. Hills starts with 180 sqm townhouses from EGP 21.6 million and standalone villas from 218 to 475 sqm, with payments extending across eight years.

The final decision should account for the route to 90th Street, Ring Road links and the Sixth Settlement axes, then phase, property type, finishing and delivery. A Linea office price should not headline an Oro apartment comparison, and resale in an established project remains separate from a future developer handover.

Start with format: compare Riva, Vida, Oro, El Patio 7 and City Residence for apartments; focus on Town and Hills for villas; treat a Linea office or shop as a separate operating decision.

Set the required move-in date. Established projects can be inspected as communities, whereas Riva, Vida and Hills offer longer plans with future handovers that need to appear in the contract.

Compare usable space rather than the headline area alone, especially for penthouses, duplexes and garden villas. Building or plot position on the master plan can change outlook, gate access and service distance.

Request a quotation naming the project and phase, property price, down payment, instalment schedule, finishing and delivery. Those fields create a fair side-by-side comparison.
