La Vista New Capital

La Vista's New Capital portfolio contains two villa projects: La Vista City in R4 and the newer El Patio Jade nearby. City is a mixed-use urban community with educational, medical, sports and retail facilities, while Jade offers a focused group of family houses, townhouses, twin houses and standalone villas.

La Vista City divides its residential plan into 16 sections, each served by a nearby clubhouse, alongside a main clubhouse, hospital, two international schools and a sports club. Townhouses begin at 230 sqm, twin houses at 280–298 sqm, and standalone villas at 285–560 sqm. Developer pricing is on request; resale begins at EGP 15.5 million for a townhouse.

At El Patio Jade, a 165 sqm family house starts at EGP 19.8 million, a 185 sqm townhouse at EGP 20.9 million, a 210 sqm twin house at EGP 24.1 million and a 225 sqm standalone villa at EGP 28.9 million. Reservations start with 5% down over eight years, with current delivery scheduled for 2031.

City suits a buyer who wants to inspect an established urban setting and consider resale, while Jade provides a new developer contract with defined areas, payment and handover. In either case, plot position, garden, finishing and all financial commitments should be reviewed before reservation.

For nearer occupation, begin with ready resale homes in City and inspect finishing, condition and any remaining financial commitments.

For a longer developer plan, Jade offers 5% down across eight years. Compare its family house, townhouse, twin house and villa by frontage and outdoor space as well as built area.

Review access from New Cairo and El Shorouk, then locate the project and plot within R4. Gate and service proximity may matter more day to day than a small area difference.

Do not blend a City resale figure with a Jade developer price. The two purchase routes carry different contracts, delivery positions and maintenance costs.
